Home Movers
Moving home involves many of the same steps as buying your first property, but there are additional considerations that may require further thought.
Moving home involves many of the same steps as buying your first property, but there are additional considerations that may require further thought.
Will you be selling or renting your current property?
It is important to consider your long-term plans and financial goals when deciding whether to sell or let out your current home. With extensive experience advising on each route, we can formulate a plan to help you get the most out of the approach that you choose.
Which Estate Agent will you choose?
Choosing an agent can feel like a long and exhausting process, but understanding what you aim to gain from the process can make the decision much more straightforward. Based on your requirements, I will be able to advise on whether you may opt for a corporate agent, a local independent agent, an online agent or perhaps a property auction.
What are the costs involved in moving home?
When moving home there are additional costs to consider that you may not have had to factor in to your budget previously. During our initial meeting, we will carry out a ‘Cost of Moving’ calculation to provide you with a total understanding of your financial picture so that you can put your best foot forward from the beginning.
1. Estate agency fees
2. Solicitors fees for both selling and buying
3. Stamp Duty Land Tax
4. Property Surveys
5. Mortgage advice fees
6. Mortgage arrangement or product fees
7. Early repayment charges (if applicable)
8. Removal costs
What does your new mortgage look like?
Mortgages are never ‘one size fits all’ so we will reassess your current financial situation, taking into account the kind of property that you hope to buy so that we can offer you a bespoke buying solution. This will take into consideration whether your current product can be ported to your new property or whether it needs to be adjusted, or whether switching to a new lender may be more beneficial.
YOUR HOME MAY BE REPOSSESSED IF YOU DO NOT KEEP UP REPAYMENTS ON YOUR MORTGAGE.
